The process starts with the Lennar sales person who sells you this magical marketed home and community, which turn out to be far from what was presented. Check the facts presented immediately during the sales process and get them in writing. Often the sales people call to answer questions from an email...the reason is that the information is then not in writing. Always get all answers to questions in writing. Talk to existing residents and get the full story of their experience...find these on your own and do not speak to only the people who the salesperson suggests.
Everything included! Unfortunately, what is included is the cheapest of every appliance which breaks very quickly, and is generally already discontinued by the manufacturer! It is better to go with a builder where you can get appliances that will work and last more than the first year.
Lennar promise a good quality home, yet hire the cheapest workers who throw homes together. Home builders have construction managers who should verify the quality of the work as the home is being built. Construction managers for home builders such as Adams, Pulte, and KHP care about the quality of the finished product. Experience has shown that the quality of a Lennar home is determined not by the work trades, but by the quality of the Lennar construction manager, who generally is putting completion bonuses over quality.

ISSUES WILL PRESENT THEMSELVES FOR YEARS TO COME...
Issues found during the final walkthrough should be fixed before closing. Verbal promises made that they will be fixed should not be accepted. At closing the issues not resolved move onto Lennar Warranty, where you are then on your own. The issue becomes that the warranty group looks at it as a construction issue, and then construction now see it as a warranty issue. So, it is not fixed. Warranty appointments can be months away and trades rarely show up for appointments, if you are lucky enough to get the warranty item accepted in the first place. Repairs generally lead to more issues due to the bad quality repair.
NEVER CLOSE WHEN *ANY* ISSUES ARE OUTSTANDING. DO NOT BE BULLIED INTO CLOSING DUE TO THREATS OF LOSING MONEY OR BELIEVE A VERBAL PROMISE THAT THE ISSUES WILL BE FIXED!
